Hello Storage
Hello Storage is the overall brand for the rental storage space business conducted by Arealink. Types of rental space are indoor trunk rooms, outdoor containers, and dedicated motorcycle storage.
Indoor Trunk Room Type
Provides indoor rental storage space that is available 24 hours a day, Arealink has approximately 16,500 units, situated mainly in the Tokyo metropolitan area.
Outdoor Container Type
This storage space uses sturdy, remodeled ocean-going ship containers that have been divided up by partitions exclusively for storage use by Hello Storage. Arealink has about 37,000 container storage units from Hokkaido to Kyushu.
“Storage Buildings” Type Units— Full Buildings Available for Storage
Arealink offers full buildings to be used for rental storage space, mainly in urban areas, as part of its Hello Storage services. To raise the brand profile of Hello Storage, the building as a whole features the Hello Storage brand color.
2 x 4 (Two by Four) Trunks
Arealink offers indoor trunk rooms in houses built by the 2 x 4 construction method, mainly in suburban areas in the Tokyo metropolitan area, as part of its Hello Storage services. The exteriors of the houses as a whole feature the Hello Storage brand color.
Storage Management Business
In this business, Arealink offers “Hello Storage” rental storage space nationwide in Japan.
Storage Liquidation Business
For business investors and owners of real estate, Arealink proposes Hello Storage as an effective method for investing their funds and making use of their assets.
Income-Generating Properties
These are highly convenient properties situated near railway stations and other locations. These properties are purchased at favorable times in the real estate price cycle to secure real estate with high returns.
Hello Office (SOHO)
Hello Office is Arealink’s small rental office brand, offering space for offices with one to six persons. These properties help entrepreneurs and others who are opening new offices to restrain costs.
Hello Rental Meeting Rooms
This service is Arealink’s rental meeting room brand. Rates are reasonable, and the rooms are conveniently located in areas near railway and other terminals.
Hello Limited Proprietary Rights and Leased Land
Limited property rights are the rights to leaseholds that have been obtained from landowners for the purpose of building structures by developers for their own use; and residential land with leaseholds attached is referred to as leased land. Arealink’s Hello Limited Property Right and Leased Land business includes settling problems related to such rights that require complicated negotiation with a large number of related parties. By acting as a negotiating agency and/or buying up such land, Arealink assists in the revitalization of land through this business for both landowners and lease holders to reach satisfactory agreements.
Property Management Service
This business manages Arealink’s core businesses of Hello Storage space rental business as well as its holdings of income-generating properties in the Hello Office and Hello Rental Meeting Room businesses.
Property Revitalization & Liquidation Service
This service includes the selling of properties owned by Arealink after providing added value through renovation as well as selling leased land where rights issues are complicated.
Hello Storage Services
Hello Security Assurance Package
This is an additional set of services provided in connection with the Hello Storage rental storage space service. Customers paying a monthly fee of \324 (\432 for areas of more than four tatami mats) you can request replacement of lost keys, calling of security personnel in emergencies, and recovery work to put space back in its original condition after cancellation of the contract when the rental storage space is damaged or soiled. These support services are all provided without additional charge.
Rakuraku (Quick and Easy) Disposal Service
This service is provided in connection with the Hello Storage rental storage space service. Customers can ask for disposal of unneeded items when items are moved into and out of storage, and arrangements can be made for these disposal services at reasonable prices through our designated service supplier.
Rakuraku (Quick and Easy) Pack
This service is provided in connection with the Hello Storage rental storage space service. Customers without automobiles or who cannot move heavy objects, can take advantage of a full set of services related to baggage and other items, ranging from removing them from customers’ homes to packing them in trunks and putting them in storage spaces.
Web-Based, Automated “Speed 3-Minute Contract” System
This service is provided in connection with the Hello Storage rental storage space service. This web-based service allows customers to make arrangements for services from anywhere even after reception desk hours, 24 hours a day. The site provides information on properties that are available, confirms their floor plans, and specifies the properties they wish to use. Contract procedures can also be carried out through the site, initial payments made, and arrangements made for having keys delivered. The time for arranging these services is reduced by about one-third to only two days. In addition to the PC version, a smartphone version is being prepared.
Internal Systems and Personnel Training
Arealink Master Program
This is Arealink’s original employee training system. Qualifications are set according the level of usage of four tools. These are diaries, tables showing pending items, “Mame” (small memo) notebooks, and reports on meeting minutes. This system encourages employees to think about issues by themselves, and the goal is to reform organizations to enable them to solve issues and problems.
Objective Clarification Warp Sheet
As part of activities to improve employee capabilities, each and every employee clarifies his own objectives, and, depending on his or her objectives, continues to improve his activities each month. This is a tool used internally to raise the level of capabilities of all employees.
Chip System
An employee assessment system for voluntary activities that extend from initial proposals to actual improvements.
Kickoff
Kickoffs are held twice annually to share Arealink’s vision. All employees from offices and business locations everywhere in Japan, whatever their job classification, assemble for this event. Employees responsible for major contributions and accomplishments receive awards.
Front-Loaded Annual Schedule
The 12 months of the year are divided into three intervals, and a management schedule is prepared to make clear what points will be emphasized in each period.
Training Camps
These two-day, overnight training sessions, held for all employees in each department, allow employees to discuss departmental objectives, future plans, and other subjects in detail. These sessions are held in the “Re: Atami” Company resort house in Atami.
Notebooks for the Future
This is a framework aimed at encouraging employees to think for themselves and to nurture action-oriented, managerial-level personnel. On a weekly basis, responsible persons share reports (notebooks) that specify medium- to long-term directions over the coming three months or more with management personnel and brush up their activities to reach their objectives.
